Location:
The Barn Acres Tract is located in Tunica County along Mississippi
Highway 304 and is bisected by Kirby Road, approximately 3 miles east
of Robinsonville, MS. Barn Acres has two factories within 1⁄4 mile of the
property. This is a prime farming area and industrial and commercial
development are possibilities.
The Dooley Place is located at the intersection of Mississippi Highway 3
and Beatline Road, a/k/a Private Dawson Road, 7 miles east of Tunica.
This is an excellent farming area and access is very good.
The Tate County Tract is located on Moore Road, a county-maintained
gravel road 10 miles northeast of Tunica near Pritchard. All of the
tracts are located within 10 miles of each other and are less than one
hour from Memphis, TN.
Acreage:
The Barn Acres tract is 981 total acres of which 905 acres are tillable.
The Dooley Place tract is 816 total acres of which 756.19 cultivated
acres. The Tate County Tract is 217 total acres, of which 180 acres are
cultivated. The farm is partially irrigated by several irrigation wells.
The farm is leased for 2019 for $142 per acre. A copy of the lease is
available upon request.
Soils:
Barn Acres soils are 67% Class III Sharkey clay and 29% Class II
Commerce silt loam and Keyespoint silty clay.
Dooley Place soils are 95% Class III Sharkey Clay, Alligator Clay, and
Tensas Silty clay loam.
Tate County Soils are 75% Class III Alligator Dowling association, and
12.7% Class II Collins Silt loam.
Topography:
Ranges from flat to slightly undulating. Portions of the property have
had a topographic survey completed and that information is available
upon request.
Improvements:
There are no buildings on the farm.
